Whoever climbs up for the free inspection is the person who writes the estimate. No sales rep in a polo who has never held a flat bar. That same person is in the driveway on tear-off morning, walks the deck with the crew once the old shingles are off, and is the one who calls you if a sheet of decking is soft.

We do not knock on doors after a storm. If we are at your house, it is because you called.

What the work actually is

Steep-slope asphalt shingle roofs on brick-and-frame houses, mostly built between the 1970s and the 2000s. That is the bulk of it.

Most houses north of LBJ are a 6/12 to 8/12 pitch with a couple of valleys, a chimney chase or two and anywhere from four to nine plumbing vents punched through. A typical replacement runs 25 to 40 squares. One square is 100 square feet, and every number we write down is in squares, so you can hold one estimate against another without guessing.

We tear every roof off to the deck. No layovers. A second layer of shingles hides soft OSB and traps heat, and the roof fails from underneath where nobody can see it until the ceiling stains. Once the deck is bare we replace the sheets that need it, one by one, and photograph them before the underlayment goes down.

Repairs are the other half of the phone calls. A leak in Plano or Carrollton is far more often a split pipe boot or step flashing that somebody caulked than a missing shingle. We replace the boot or the flashing. We do not smear sealant over it and leave.

Flat and low-slope sections, porch roofs and additions, get TPO with heat-welded seams or modified bitumen. On the remodeling side we cut out rotted fascia and soffit, rehang gutters and patch siding where the roof meets a wall. How a replacement day runs

Most single-story houses in 75252 go from shingles to shingles in one long day. Two-story, steep, or a lot of rotten decking, and it runs into a second.

  1. The day before Material drop

    Shingles, underlayment and drip edge arrive on a pallet in the driveway. We tell you where the dumpster or trailer will sit and ask you to move cars out of the garage, because tear-off rattles nails loose from the attic side.

  2. Arrival Protect the yard

    Tarps go over flower beds and along the foundation. Plywood leans over the AC condenser and against windows on the drop side. Pool covers get weighted down. This takes half an hour and saves arguments later.

  3. Morning Tear-off

    Old shingles, felt, rusted drip edge and dried-out pipe boots come off down to the OSB or plank deck. Debris goes straight off the eave onto the tarp or into the trailer, not into your shrubs.

  4. Deck exposed Decking walk

    Every sheet gets walked. Soft spots are marked, photographed and cut out, then replaced with 7/16 OSB. If two sheets are rotten you see the two sheets, in photographs and in person if you are home. The per-sheet price was already on the estimate.

  5. Midday Dry-in

    Drip edge on every eave, ice-and-water shield in the valleys and around penetrations, synthetic underlayment over the field. Once that is down the house is watertight even if a North Texas afternoon storm blows in early.

  6. Afternoon Shingles & metal

    Starter course, field shingles on chalk lines at six nails per shingle, new pipe boots, step flashing at walls, ridge vent and cap. Photographs of the flashing details are taken before the shingles that cover them go on.

  7. Before we leave Sweep & walk-round

    Gutters cleared of granules and nails. The driveway, beds and lawn get a magnetic sweep, then a second pass in the other direction. We walk the yard with you if you want, and the photo set goes to your email.

Cleanup

Roofing nails end up in tires. We sweep for them twice.

A 30-square tear-off throws several thousand old nails. Most land on the tarp. Some do not. The magnetic sweeper runs across the driveway, the street gutter in front of the house, the beds and the lawn out to roughly the drip line plus ten feet. Then it runs again at right angles to the first pass, because a sweeper walked one way misses what sits in the grass grain.

Working with your insurance adjuster

We are your roofer, not your adjuster. The claim is between you and your carrier. What we bring is evidence.

After a hailstorm in Dallas the first question is usually whether there is enough damage to file. We answer that with the free inspection. Hail bruises are soft spots in the shingle mat; you find them with your hand, not from the driveway. Each one we find is circled in chalk, measured against a tape and photographed, slope by slope. Soft metal gets checked too: dents in the ridge vent, the gutters, the AC fins. If the roof has been hit, you get a photo set you can attach to a claim. If it has not, we tell you so and you keep the photographs anyway.

When you file and the carrier sends an adjuster, we can meet them on the roof. We show them what we marked, point out the test squares, and hand over measurements in squares. If the adjuster misses a slope or a line item like drip edge or ice-and-water shield that code or the manufacturer requires, we put it in writing with photographs and you send it to your carrier.

Things we will not do on a claim

  • Pay, cover or "work out" your deductible. In Texas a contractor waiving the deductible is breaking the law, and a roofer who offers it is telling you something about the rest of the job.
  • Ask you to sign a contract before you know whether the claim is approved.
  • Tell you a roof has hail damage when it has granule wear from age. Those look different under a glove, and an adjuster knows the difference too.
