Overview · The method

How a Sunshine roof goes on

Eight steps, the same on a 1978 ranch in 75252 as on a 2004 two-story in west Plano. The order matters more than the brand of shingle, and most bad roofs we tear off went wrong at step four.

  1. 01

    Free inspection, on the roof

    Someone climbs. Every slope gets walked, every penetration gets looked at, and the attic gets a flashlight if you let us in. Hail bruises are soft spots in the mat. You find them with your hand, not from the driveway.

  2. 02

    Measured in squares

    A roof is measured in squares. One square is 100 square feet, and that is the unit every honest quote is written in. We add pitch, waste for hips and valleys, and the number of layers coming off, and we write all of it down.

  3. 03

    Tear-off to the deck

    Every shingle, every nail, the old felt and the rusted drip edge come off. Tarps go down over the beds first and the dumpster or trailer sits where you tell us, not on your sprinkler heads.

  4. 04

    Decking, sheet by sheet

    We walk the bare deck and press every sheet. If the decking is sound we say so. If two sheets are rotten we show you the two sheets, photograph them, and replace them with 7/16 OSB at the per-sheet price on your quote.

  5. 05

    Drip edge and underlayment

    New metal drip edge on every eave and rake. Ice-and-water shield in the valleys and around every pipe, vent and chimney, then synthetic underlayment across the field, lapped and fastened to spec rather than stapled where it lands.

  6. 06

    Shingles on a chalk line

    Starter strip at the eaves, then architectural shingles such as Owens Corning Duration or GAF Timberline HDZ, six nails each in the nailing strip. Four nails is what the cheap crews do, and it is what lifts in a March wind.

  7. 07

    Flashing, boots, ridge vent

    New step flashing along every wall, counter flashing cut into the mortar on chimneys, new pipe boots on every stack, and ridge vent sized to the soffit intake so the attic actually breathes. No caulk standing in for metal.

  8. 08

    Magnet sweep, photo hand-over

    Rolling magnets over the lawn, the drive, the beds and the street. Then you get the photo record: the bare deck, the replaced sheets, the underlayment and flashing before the shingles covered them.

Nothing on this site is a binding price. A roof replacement in Dallas is quoted after someone has stood on it, because two houses on the same street can differ by ten squares and a layer of old shingle nobody mentioned. What you get from us is the basis written down, then a quote in the same units.

Repairs work the other way round. We won't quote a leak repair over the phone, because the stain on the ceiling is rarely under the hole in the roof. Water runs along the decking and down a rafter before it drops. Find the source first, price it second.

Storm season note. After a hail storm in Far North Dallas or Addison, the phone runs hot and door-knockers arrive from out of state. We don't knock doors. Call us, we book the free inspection, and you get the photographs before anyone talks about an insurance claim.

What we will not do

  1. Lay new shingles over old ones.The second layer hides soft decking and the roof fails from underneath. It also adds weight the rafters were never sized for.

  2. Caulk a flashing problem and call it fixed.Sealant cracks in one Texas summer. Step flashing and pipe boots are replaced, or the job isn't done.

  3. Knock on your door after a storm.If you want an inspection you call us. We don't work the street with a clipboard the morning after the hail.

  4. Cover the deck before you have seen it.The bare deck and every replaced sheet are photographed before underlayment goes on. You get those pictures.

Is the inspection really free?
Yes. No charge, no contract to sign at the door. You get the photo set either way.
Do you deal with my insurance?
We document the damage, meet the adjuster on the roof if you want us there, and show them the chalked bruises. The claim stays between you and your carrier.
My roof is ten years old. Do I need a new one?
Often not. A lot of ten-year roofs need two pipe boots and a valley repair. If that's what we find, that's what we quote.
Who is this not for?
Anyone after the cheapest layover on the street, or a roofer to sign off on a claim before anyone has been up the ladder. We'll lose that job on purpose.
Do you go outside the four cities?
Rarely. We stay close to 75252 so a callback on a leak is a short drive, not a day trip.
