01 / Effective date
When these terms apply
These terms take effect on October 1, 2026 and govern every visit and inquiry from that date.
The version you are reading took effect on October 1, 2026. It replaces anything this site said about its terms before that day.
A roofing job you signed for before that date runs under the written contract you signed. The website does not rewrite a contract after the fact, and neither does this page. If the two ever disagree, the signed contract for your house wins.

Who you are dealing with
These terms are between you and Sunshineroofingtx, trading as Sunshine Roofing & Remodeling at sunshineroofingtx.org.
The operator of this site is Sunshineroofingtx, trading at sunshineroofingtx.org under the name Sunshine Roofing & Remodeling. We are a residential roofing contractor working Far North Dallas, Addison, Plano and Carrollton.

When we say "we" or "us" on this page we mean that business. "You" means whoever is using the site or asking us about a roof, whether that is the owner of the house or someone acting for them.

What this website is for
The site describes our roofing work and lets you ask for a free roof inspection; the work itself happens on your roof under a separate contract.
On this site you can read how we do roof replacement in Dallas, hail and storm inspections, leak and flashing repair, low-slope TPO and modified bitumen roofs, and fascia, soffit and gutter work. You can send an inquiry through the form, call, email, or use the support chat.
What the site does not do:
- It does not diagnose your roof. A leak described in a chat message is a guess until someone has been up the ladder.
- It does not take orders, bookings with a deposit, or payment of any kind.
- It does not give legal advice about an insurance claim. We document damage with photographs; your policy and your adjuster decide what is covered.
- It does not put a crew on your calendar. A start date is set by phone once a contract is signed and materials are ordered.
The service descriptions on the roofing page describe our usual method. Your contract describes what we will actually do on your house, and it can differ once we have seen the decking.
04 / Inquiries & estimates
How an inquiry becomes a job
Nothing is sold or paid for on this site, and no figure here is a binding quote until both sides sign a written contract.
There is no cart, no checkout and no card field anywhere on sunshineroofingtx.org. Sending the form or opening a chat is a request for contact. It does not commit you to anything and it does not commit us to a price or a date.
The sequence runs like this:
- You ask. Form, phone, email or chat. We call back to arrange a time.
- We inspect, free. Someone goes up, walks every slope, checks for hail bruises by hand and photographs every defect. You keep the photo set whether or not you hire us.
- We write an estimate. Measured in squares, with line items. The estimate states how long it holds.
- You decide. If you want the work, we put it in a written contract that names scope, materials, price and payment terms. Both of us sign.
Only that signed contract is an order. Any number you see on this site, hear on the phone or read in a chat is an estimate, given to help you plan, and not an offer you can accept by replying.
We will not push for a signature at the kitchen table on inspection day. Take the photographs and the estimate, get other bids if you want them, and call us back.
05 / Pricing
What a price is built on
Prices are in US dollars, built per square or per repair, and they move with what the roof turns out to need.
All figures are in US dollars (USD). The inspection costs nothing. Everything else is priced on a stated basis:
- Roof replacement and low-slope roofs: per square, one square being 100 square feet, after measurement. Decking replacement is listed per sheet. Tapered insulation on a flat roof is priced separately.
- Leak and flashing repair: per repair, quoted on site once the source is found.
- Fascia, soffit and gutters: per linear foot or per job, after inspection.
What moves a price: pitch and height, the number of layers to tear off, the shingle line you choose, the count of penetrations and valleys, access for the truck and dumpster, and permit requirements in your city. The big one is decking. We cannot see the OSB until the old roof is off. If two sheets are rotten, we show you the two sheets before they are replaced, and the per-sheet rate on your contract applies.
We do not raise a signed price because we misjudged the labor. A change in price after signing happens only for hidden conditions written into the contract, such as decking, or for work you ask us to add, and you see it on paper first.
06 / Workmanship warranty
Our workmanship warranty
If our installation fails, we come back and fix it; the shingles themselves carry the manufacturer's own warranty, on the manufacturer's terms.
There are two different warranties on a new roof, and most confusion after a storm comes from mixing them up.
Workmanship: ours
This covers how the roof was put on. Nails placed outside the nailing strip, a step flashing set wrong, a pipe boot that was not seated, a drip edge that lets water behind the fascia. If a defect traces back to our installation, we return and repair it at our cost. The period and any conditions are written on your contract for that job. We do not quote a number of years on a website page because the right period depends on the job, and a figure here would be a promise made before anyone saw your roof.
Materials: the manufacturer's
Shingles, underlayment and membranes come with warranties from the companies that make them, for example the makers of architectural shingles such as Owens Corning Duration or GAF Timberline HDZ. Those warranties pass through to you exactly as the manufacturer writes them. We register what needs registering and hand over the paperwork. We are not the manufacturer and cannot extend or change its terms.
What neither covers
- Hail, high wind, lightning and falling limbs. That is weather, and it is what homeowner's insurance is for.
- Moisture that starts inside the house, such as a bathroom fan vented into the attic instead of out through the roof. The drip shows on the ceiling, but the roof is not the cause.
- Damage from other trades working on the roof afterward: satellite installers, solar crews, HVAC techs cutting new penetrations.
- Parts of the house we did not touch. If we replaced the south slope only, the north slope is not ours.

07 / Site use
What you may not do here
Use the site to learn about roofs and to reach us; do not use it to harm the site, us or anyone else.
You may not:
- send inquiries in someone else's name, or give an address for a property you have no connection to;
- flood the form or the chat with automated or repeated submissions, or use them to sell us leads, links or software;
- probe, scan or try to get into parts of the server that are not linked from public pages;
- scrape the text or photographs in bulk, or copy them onto another contractor's site;
- post threats, abuse or unlawful material in the chat.
The form carries basic spam traps. Submissions that trip them are discarded without a reply.
08 / Ownership
Who owns the words and pictures
The text, photographs, logo and design of this site belong to Sunshineroofingtx or are used with permission.
The written method, the service descriptions, the photographs of roofs, the Sunshine Roofing & Remodeling name and logo, and the look of the site are ours or licensed to us. You may read them, print a page for your own reference and share a link. You may not republish them, put our logo on your work or present our photographs as your jobs.
The photo set from your own free inspection is different. Those pictures are of your roof and they are yours to keep and use: send them to your insurer or show them to another roofer before you decide.
Material brand names mentioned on the site belong to their owners. Naming a product we install is not a claim of partnership with its maker.
09 / Disclaimers
What the site does not promise
The site is general information provided as it is; only an inspection and a signed contract speak to your roof.
The pages describe how roofs fail and how we fix them, in general. They are accurate to how we work, but they are not a survey of your house. Do not use them to decide whether to walk on a wet roof, and do not climb a ladder because something here made a repair sound simple.
We do not warrant that the site is free of errors or that it stays up when the host has trouble. Ad placements that send you here are written by us; the platforms that show them are not making any statement about our work.
Nothing on this page reduces the warranty in section 06 or any right Texas law gives you as a consumer.
10 / Liability
Where our liability stops
For the website, our liability is limited to what the law allows; for a job, the signed contract sets the terms.
The website is free to use. To the extent the law allows, we are not liable for loss that comes from relying on its general text, from the site being unavailable, or from a third-party service such as your email provider failing to deliver a message.
For roofing work, our responsibility is set by the written contract for that job and by Texas law. Where a limit applies, it does not exceed the amount paid under that contract, and it never limits liability for death or personal injury caused by our negligence, for fraud, or for anything else the law does not allow a business to limit.
If you think we got something wrong, call first. Most problems on a roof are cheaper fixed this week than argued about next year.
11 / Access
When we can refuse access
We can block or withdraw access to the site, the form or the chat from anyone who breaks section 07.
If someone abuses the form or the chat, scrapes the site, or tries to get into the server, we can block their IP address, close their chat thread and stop replying, without notice. We can also take the chat or the form offline for maintenance.
Blocking a visitor from the website does not cancel a signed roofing contract. A contract ends only on the terms written in it.
12 / Governing law
Which law and which court
These terms run under the law of Texas, United States, and disputes are heard in the courts of Dallas.

That choice does not take away a protection the law of your own state gives you as a consumer and does not let a business waive. How we handle personal data is covered separately in the privacy policy, and cookies and ad measurement in the cookie statement.
13 / Changes
How we change these terms
A change is published on this page with a new date at the top, and it applies from that date forward.
When we change these terms we post the new version here and update the "last updated" line under the heading. We do not change them retroactively. A change that matters to a job in progress, for example how warranty claims are taken, we tell that customer about directly by phone or email.
Using the site after a change means the new version applies to that use. Your signed contract stays as signed.
